Many project proponents have suffered from financial disadvantages, time wastage and developments failure due to the choice of delivery tool they selected. There being a number of tools to be used, using Job Order Contracting has proven to be efficient allowing the owner to complete projects in good time, use of finances appropriately and creation of good work relationships.

In recent times, many organizations would employ the selection of awarding of professional designers to come up with the ultimate design of the plan and later on selecting contractors for the construction phase. This method which is also known as the design-bid-build method did work but generally led to a distant relationship between the plan participants due to it being process-oriented.

Currently, more individuals have been drawn to job order contract that is more service oriented hence improving and promoting interactions among the participants in the design and construction phases. Its popularity is contributed to the fact that it is advantageous for proponents who have more facility developments for both public and private sectors allowing them to use the least amount of time and cost.

Since this tool allows the work to be done within a certain period of time, the cost expected to be incurred is a bit lower than other tools. The pricing of the contract is usually accurate and predictable estimation of costs which helps the client to have a precise budget that will run through the whole development up to its inception. Saving time and costs allows the project to run smoothly creating a better working relationship.

This being a commonly used tool among proponents who have many small sized projects that include renovations and repairs, the owner does make an announcement of interest in potential contractors. This is done through giving a brief description of what the plan entails, the expectations to be met including desired date and time for the whole plan to be completed. Thereafter, a request for proposal is done by the owner so as to get a detailed price proposal, design and scope of work.

To further the process, this method allows the participants to work closely to find the best and most economical techniques to be used to complete the task. This is usually done through meetings and site visits by all participants. In addition to this, the request for proposal is then submitted for approval and checking to the project proponents.

In order for the proponent to experience the best work relation with the selected contractor, he or she has to carry out a background check. Since most individuals who have numerous developments being done concurrently and would prefer time to be used sparingly, checking on the previous work of the contractors will help the owner note whether they are true to their service delivery.

Approvals of request for proposals has to be done carefully. This is due to the fact that there are a number of malicious individuals who are out to swindle money with the use of company names that do not exist. It is the duty of the owner to check on issues such as credibility, license, physical addresses, references and qualification documents of the company before they can get into contract with the company.
